Located just 20 minutes from McKinney and 45 minutes from DFW Airport, it combines the intimacy of a private home with resort-level amenities: a year-round heated pool with swim-up karaoke bar, a private pickleball court, 9-hole Texas-themed mini-golf, and a dedicated entertainment lounge with an 85-inch TV, Nakamichi surround sound, pool table, poker, and 6 arcade machines.
We specialize in micro-weddings (20–50 guests), corporate retreats, and family celebrations where everyone sleeps under one roof across 7 designer bedrooms. The gated property includes 30 paved ADA-accessible parking spots, multiple indoor and outdoor ceremony sites, a sunken fire pit pavilion, and a catering-ready kitchen. Every booking includes a dedicated on-site venue manager, complimentary craft coffee and tea bar, and full access to all amenities.
Where are you located, and how do guests get there?
We're at 3780 FM3364, Princeton, TX 75407—a private, gated estate in Collin County that feels remote but is easily accessible from anywhere in the DFW metroplex.
Drive times: 20 minutes from downtown McKinney, 35 minutes from Plano and Frisco, 45 minutes from DFW Airport, and 5 minutes from Lavon Lake. The property has 30 paved, ADA-accessible parking spots on-site with a 5 MPH property speed limit. Street parking is not permitted. For larger events, we can coordinate valet parking through an approved vendor.
Most couples find the majority of their guests are local to DFW, making this a "destination wedding without the destination stress." Out-of-town guests enjoy a simple, scenic drive from the airport.

Every booking includes full access to all resort-level amenities on our 5-acre private estate—no add-on fees, no surprises.
Indoor amenities: The Plus One Lounge entertainment building features an 85-inch TV with Nakamichi surround sound, pool table, poker table, air hockey, shuffleboard, basketball, and 6 arcade machines. This climate-controlled space fits 50 guests and allows indoor music until 1:00 AM.
Outdoor amenities: year-round temperature-controlled pool with swim-up karaoke bar, hot tub with outdoor shower, private pickleball court, 9-hole Texas college football-themed mini-golf, sunken fire pit pavilion, and signature yard games including cornhole and giant Jenga.

Guest Capacity & Accommodations
How many guests can stay overnight?
28 guests across 7 designer bedrooms and 4 full bathrooms. Children under 3 are not counted toward the overnight limit.
This setup is ideal for wedding parties who want to wake up together on the big day—no hotel shuttles, no coordination stress. The property includes a dedicated Bridal Get Ready Room and 10 vanity stations spread throughout, so there are zero conflicts on wedding morning. The groom's party typically uses the Plus One Lounge for getting ready. Every overnight guest has full access to all property amenities from check-in to checkout.
What is your maximum event guest capacity?
We host intimate celebrations of 20–50 guests—large enough to include everyone who matters, small enough for meaningful conversations with every person. Children under 3 are not counted toward guest limits.
Your final guest count is confirmed closer to the event date, and for larger gatherings, a professional Day-of Coordinator is required to make sure everything runs smoothly.

What time is check-in and check-out?
Single-day events: 2:00 PM arrival through Midnight (10 hours of full property access). Events conclude at 11:00 PM, with the final hour reserved for vendor wrap-up and breakdown.
Multi-day buyouts: 4:00 PM check-in on Day 1, full celebration Day 2, and 10:00 AM checkout on Day 3. This 2-night format is ideal for rehearsal dinner Friday, ceremony Saturday, farewell brunch Sunday.
All setup, event activities, and breakdown must occur within your contracted event window. Extended hours require advance written notice—we'll walk you through the full timing details during your booking consultation.

We also offer complete vendor freedom. Bring your caterer, photographer, florist—whoever you love. We provide a preferred vendor list within 48 hours of booking, but it's a recommendation, not a requirement.

Do you offer an all-inclusive wedding package?
Yes—the Penrose Signature is our most popular option for couples who want a truly stress-free wedding weekend. It's an all-inclusive package that bundles a multi-night stay with a full celebration for up to 50 guests, with all the key vendors and services coordinated for you.
The package includes everything in a standard booking, plus premium event furnishings, professional DJ and photography services, fresh florals for the wedding party, a catering credit, a dedicated Day-of Coordinator from a professional planning company, dedicated bride and groom prep spaces, and access to our swim-up karaoke bar equipment.

What is your payment and cancellation policy?
We structure payments in installments to make planning easier: a deposit at contract signing to secure your date, a balance payment due before the event, and a refundable security deposit. The security deposit is returned after the event, less any applicable deductions.
Our cancellation terms are straightforward—the initial deposit is non-refundable, and cancellation terms vary based on how far in advance notice is given. Date changes may be accommodated subject to availability. We'll walk you through the full payment timeline and terms during your consultation so there are no surprises. Catering, Bar & Vendors
Do you provide catering, or can we bring our own?
We offer maximum flexibility with three options. Option 1: Our Preferred Catering Partners—curated relationships with exceptional DFW caterers who know the property and can provide a range of menu styles and price points.
Option 2: Bring Your Own Caterer—any licensed, insured caterer is welcome. We'll share the specific insurance and certification requirements during the booking process.
Option 3: Self-Catered—for casual celebrations, use our catering-ready kitchen with dinnerware for 28+ guests.
Important: all food preparation must occur in the designated catering kitchen, not the residential kitchen. We're happy to connect you with our preferred caterers or answer questions about bringing your own—just reach out.
What is your alcohol policy?
The Penrose House is BYOB-friendly—we have no liquor license and do not sell or provide alcohol. All alcohol must be centrally managed by you or a TABC-certified bartender (Texas law requirement). Licensed security is also required whenever alcohol is served. No self-service bars or unattended alcohol stations are permitted.
Alcohol service must stop at 10:00 PM or 30 minutes before the event ends. We do have a few restrictions on specific types of alcohol, which we'll cover in detail during your planning process.
The property features a swim-up pool bar, indoor bar area in the Plus One Lounge, and outdoor bar stations—all ready for your licensed bartending service. We can also arrange bartender and security staffing for you. Ask us about bar service options when you reach out.
Can we use any vendor we want?
Complete vendor freedom. Bring your caterer, photographer, florist, DJ—whoever you love. We provide a preferred vendor list within 48 hours of booking, but it's a recommendation, not a requirement. These are Penrose-vetted vendors who know the property and can hit the ground running.
The only requirements: all vendors must be licensed and insured, with documentation due before the event. Bartenders must hold current TABC certification.
Logistics: delivery vehicles cannot exceed 26 feet (gate and driveway constraint), no deliveries before 8:00 AM, and vendor load-in is by appointment only. All vendor vehicles must be moved to non-guest-visible areas before guest arrival.
Rules & Logistics
Do we need a wedding planner or coordinator?
For intimate celebrations under 28 guests, a coordinator is not required but highly recommended. For events with 28 or more guests, a professional, insured Day-of Coordinator is required—and this person cannot be a member of the wedding party.
Why it helps: a coordinator handles vendor arrivals, timeline management, and day-of logistics so you can enjoy your celebration. For many intimate micro-weddings under 20 guests, couples successfully self-coordinate.
Our all-inclusive Penrose Signature Package includes a dedicated Day-of Coordinator at no additional cost. We can also connect you with experienced coordinators who know The Penrose House—just ask when you reach out. Our on-site venue manager handles property-specific needs but is not a substitute for event coordination.
What happens if it rains?
Don't worry—we have you covered. The Plus One Lounge is a climate-controlled, 50-guest indoor space with its own Nakamichi surround sound system, 85-inch TV, and full entertainment amenities. It's not a backup—it's a showpiece. The Living Room is another option for intimate groups of 20–30, featuring a stunning double-height fireplace with natural light. The covered outdoor deck provides weather protection while maintaining outdoor ambiance.
Unlike outdoor-only venues, The Penrose House offers luxury indoor accommodations and multiple backup options. Your guests are already staying on property, so there are no transportation logistics if weather forces a plan shift.
Our recommendation: set a weather decision timeline (24–48 hours before your event) and have a backup plan ready. We'll help you create and execute it.
What are your noise and time restrictions?
We enforce clear time cutoffs to protect the guest experience and our neighbors. Alcohol service stops at 10:00 PM. Quiet hours begin at 10:00 PM—outdoor voices must be conversational level. Outdoor amplified music stops at 11:00 PM (hard stop, non-negotiable). Indoor music in the Plus One Lounge continues until 1:00 AM. All non-overnight guests must be inside or departed by 1:30 AM.
Speaker placement must be directed away from neighboring properties. Extended hours require advance written notice and cannot be approved on the day of the event.
The Plus One Lounge is your best friend here—it keeps the party going indoors for 2 extra hours after outdoor sound ends. We'll walk you through all the timing details so your celebration flows smoothly from start to finish.
Do you allow open flames, candles, or fireworks?
Flameless and battery-operated candles are always welcome with no restrictions. Open-flame candles require written pre-approval and must be in enclosed glass containers on heat-resistant surfaces, never left unattended.
Sparklers are allowed only in designated outdoor areas away from structures and landscaping, with coordination from your planner and our team. We provide fire safety equipment and buckets for spent sparklers.
Fireworks, sky lanterns, floating lanterns, and pyrotechnics are not permitted due to fire risk, local regulations, and proximity to neighboring properties. Fog machines, haze machines, and smoke-generating devices are also prohibited.
The property includes a beautiful fire pit for s'mores and cozy evening gatherings—a guest favorite—but it may only be operated by Penrose staff or with explicit written permission. Fire extinguishers are located in the indoor kitchen, outdoor kitchen, and firepit area.

Can we bring children? Is the property kid-friendly?
Absolutely—we love hosting multi-generational celebrations. Kid-friendly features include the pool with shallow areas (adult supervision required, no lifeguard on duty), a game room with arcade games, pool table, and entertainment, spacious lawns for outdoor play, a private theater for movie nights, 9-hole mini-golf, and yard games.
Children under 14 must be supervised by an adult at all times near the pool and hot tub. Children under 3 are not counted toward guest limits. Our 7 bedrooms include rooms with multiple beds, perfect for families.
Many couples choose The Penrose House specifically because it allows family-friendly celebrations where kids can play safely while adults celebrate. It's an intimate destination wedding that doubles as a family reunion.
Can we bring our dog?
Yes! Dogs are welcome on the property—we love four-legged family members. Dogs must be supervised at all times and are not permitted in the pool or pool deck area. A pet fee applies per stay, and you are responsible for cleanup and any damage.
Service animals (ADA) are welcome at no additional charge with documentation. Event animals such as ceremony horses or ring-bearer dogs require written approval, proof of insurance, and a professional handler. Ask us about our pet policy details when you reach out.

Absolutely—we designed our property with multi-day cultural celebrations in mind. Our Mosaic Celebrations package is specifically designed for Indian, South Asian, and multi-day cultural weddings requiring private space for Mehndi, Sangeet, and family gatherings before a larger ceremony elsewhere.
